Cheyenne's population increases

According the the Wyoming Tribune Eagle's article this morning, the Cheyenne population has increased about 12% over the last decade. Cheyenne's current population is at 59,466. Population is expected to continue to grow in the Cheyenne area as a result of the (Niobrara) oil play and the Swan Ranch Rail Park. I understand that the first 500 acres of the Swan Ranch Rail Park is expected to be committed to by the middle of this year. A stable economy and stable house prices make Cheyenne a great place to live.

Finally the Iphone is available in the Cheyenne area. ATT does not provide service to our area and therefore no matter how much we wanted to get the Iphone it was just not available. Now that Verizon carries the Iphone I was able to get my hands on one. One of the first in town to get it. Love it!!! Goes really well with my Ipad and I can even use the Iphone as a hotspot for my Ipad. The 3G is very fast compared to my old Blackberry.

Now for the cool real estate tool. It is called myAgent by IDX. Load this app on your Iphone and enter the number 8656 as the agent code and you will be able to see on a map most, if not all, of the homes available for sale in the Cheyenne area. (Listed with a REALTOR). You can zoom in on an area, select a home, get information on a home, get photos of the home and see other homes in the immediate area. Works on your Ipad as well.

Homebuyer Tax Credit

Time is running out on the First time homebuyer and move up buyer tax credit. Deadlinese are April 30, 2010 to be under contract on the home you are purchasing and must be closed by July 1, 2010. This tax credit extends the first time homebuyer tax credit of $8000 and adds a $6500 tax credit for move up buyers. Move up buyers must have lived in their principle residence for at least 5 consecutive years of the previous 8 years. Don't miss out on this opportunity. 2010! Unbelievable how quick 2010 got here. Do you remember the year 2000 when we thought computers would stop working, how would they handle anything but the year starting with 1900. Well, everything was just fine and so will 2010 especially in real estate. Interest rates continue to stay low (around 5%), lenders are lending money and there is a nice inventory of homes to choose from.

Living in Cheyenne the past 30 years I have seen Cheyenne grow from small city (small compared to where I came from Rochester NY) to a still developing larger city. Cheyenne is now the home to Lowe's Distribution Center, Walmart Distribution Center, Nortrak, Sierra Trading Post and Library Journal and Gale Cengage’s 2008 Library of the Year to name just a few. We are also the future home, according to Cheyenne Leads, of The National Center for Atmospheric Research (NCAR) working in conjunction with the University of Wyoming, uranium mining company, Cameco Corp and a coal gasification company.

I have seen Dell Range Blvd go from a 2 lane road to a 4 lane road and become the busiest road in Wyoming. All I can remember on Dell Range was the firehouse and a back road to get from the east side of Cheyenne to Yellowstone Rd. With all this growth I believe comes a better quality of life. Many of the reasons Cheyenne residents traveled to Colorado are now here in Cheyenne.

This tax credit is available to anyone who has not owned a home in the last 3 years and must be closed by November 30, 2009. The amount of the tax credit is 10% of the value of the home with a maximum of $8000. With escrow periods typically in the 30-45 day range it is very important to find your home now in order to take advantage of the tax credit. The program is called “Spirit! Of Wyoming” This program is available to Active Military, Veterans, Community & Social Service Occupations, Education, Training & Library, Healthcare Practitioners & Technical Occupations, Healthcare Support & Protective Service Occupations. The program is available for new and existing home purchases under the FHA , VA and Rural Development type financing. The home purchased must be used as the primary residence and is not limited to first time homebuyers. The income limits for this program are $63,900 per year for 1-2 people and $73,400 per year for 3 or more people. The maximum purchase price is $236,000 or current WCDA limits. Now for the best part: Interest rate starts at about 2.5% for the first 4 years and step rate to a maximum of about 4.5% after the 11th year. Time to get excited about real estate

Today was an exciting day for real estate. Interest rates came in below 5% today with the anticipation that it could approach 4% very soon. I did see one lender quoting a 15 year loan for less than 4.5%. If you have been thinking about refinancing your current mortgage or getting into the market and purchase a home, there is not a better time to do this than now. We have not seen rates like this for a while now, with the exceptions of a month or so ago for about 2 hours then the rates went back up. So if you were not keeping track of the rates hour by hour you missed it. If you are thinking about refinancing then I would suggest getting in touch with your lender right away as I can see the lenders getting very busy very fast. If you are looking at getting in the market and purchasing a home I would suggest that you get in with your lender and get prequalified and start looking for a home. In the Cheyenne area there is a good selection of homes available for sale so now is the time to get excited. Interest rates this low translates into more buying power for Buyers. As 2008 comes to an end I find myself reflecting on the past year. We have had a lot of ups and downs in the real estate industry over the past year including record number of foreclosures, decrease availability of financing and longer times on the market. Nationally the real estate industry has been impacted at a greater level than the Cheyenne real estate market. The number of sold homes has decreased by approximately 12-15% over 2007, however the average price of a single family home has remained relatively the same or slightly increased. According to the Cheyenne MLS the average price of a single family home as of November 2007 was $173,691 and the average price of a single family home as of November 2008 was $175,786.

First-time Homebuyer Tax Credit

The housing and economic recovery act of 2008 provides a tax credit to first time home buyers on purchases on or after April 9, 2008. This is a tax credit in the amount of ten percent of the cost of the home up to and not to exceed $7500. This is a credit and must be paid back over the next 15 years. This tax credit is only available on purchases through July 1, 2009. So now is the time to take advantage of this. There are income restrictions and is only available on Single-family residences. How's the Market

Almost everyone I run into asks me the same question " So, How's the Market" . They are surprised to hear the answer. I say "Not Bad". In general the Cheyenne market is not bad. Our home prices are not decreasing, homes are selling and as noted in my last posting we have had an increase in sales from September 2007 to September 2008. So things are not that bad.

We are finding that Buyers are looking for value in the homes they are buying. If a home is priced well and is in good physical condition the home will sell in a reasonable amount of time. The average days on the market in Cheyenne is between 90-120 days. Homes that are perceived to be priced above the market ( even slightly) are homes that the Buyers will bypass and not even consider viewing. The days of pricing your home over the market so there is room to negotiate are over. Price it right to begin with because you may only have one chance with a Buyer.

Home Sales Increase

For the first time since November 2005 national homes sales rose 1.4% in September 2008 over September 2007 figures. These figures were reported today by the National Association of REALTORS. Lawrence Yun, NAR chief economist, said more markets are seeing year-over-year gains. “The sales turnaround which began in California several months ago is broadening now to Colorado, Kansas, Minnesota, Missouri, and Rhode Island,” he says. “The South was hampered by much lower home sales in Houston in the aftermath of Hurricane Ike.”

According to the Cheyenne Multiple Listing Service September 2008 Statistics total Sales for Single Family/Rural Residential/Townhome have increased approximately 16% over September 2007 figures. The average list price to sale price for the month of September in all three catagories was 98%.

It's a great time to buy real estate.

Cheyenne Wyoming

Cheyenne is a community of approximately 59,000 located in the Southeast corner of the state and located appoximately 100 miles north of Denver Co. Cheyenne is a wonderful place to live with a low crime rate, no state income tax and relatively stable housing market. Cheyenne's major employers are FE Warren AFB, State and City Government, Sierra Trading Post and Lowes Distribution Center.

I have lived in the Cheyenne area for the past 28 years and have enjoyed the small town atmosphere with the big city amenities. The people in Cheyenne are friendly and willing to help. It is not uncommon to be driving in the rural areas of Cheyenne and have passing motorist wave as they go by. What a great feeling.
